The rental math reality

Where your $1,800 rent actually goes

After all expenses…

$200

a month on an $1,800 rental

That's 11 cents on the dollar, before vacancies or a surprise repair.

Example for illustration. Your rent and expenses will differ.

The biggest costs aren't even on the spreadsheet

Lumpy expenses

Six calm months, then a $5,000 repair wipes out the year's profit. You're never really off duty.

Vacancy is all or nothing

There's no "partly vacant." The unit is either paying or costing you every single month.

Always the bad guy

You enforce the rules, chase the rent, and inspect the unit. The relationship is tense by design.

Property resentment

You stay attached to a home someone else lives in, and they don't care for it the way you would.

Stop thinking like a landlord.

Start thinking like a bank.

With seller financing, you sell the property but act as the lender. The buyer makes a down payment and then pays you principal and interest every month. Here's how it works, in four steps:

1

You sell the property

To a qualified buyer with income and a down payment who can't get a conventional loan. We find a buyer, or work with your current tenant.

2

The buyer takes over

As the owner, the buyer pays the taxes, insurance, and upkeep. No more repair calls or landlord duties for you.

3

You become the bank

Instead of one lump sum, you carry a note, for example at 10% interest, and receive principal and interest each month for the term you set.

4

A servicer collects for you

A licensed third-party loan servicer handles collection, escrow, and year-end reporting, and you get your payment every month.

Compare your options side by side

Keep renting

Gross rent$1,800
Taxes− $250
Insurance− $250
Maintenance− $400
Mortgage− $700
Net each month$200

Plus vacancies, surprise repairs, and tenant disputes.

Sell with seller financing

Principal & interest to you+ $1,000
Taxes & insuranceBuyer pays
MaintenanceBuyer pays
VacancyNot your problem
Repair callsNone
Net each month$1,000+

Plus the buyer's down payment up front.

Example for illustration. It assumes the existing mortgage is paid off at closing. Every deal is structured on its own numbers, and payments depend on the buyer continuing to pay (see "What if the buyer stops paying?" below).

Case study

Need cash today? Keep income tomorrow.

You don't have to choose between a lump sum and monthly checks. You can sell part of your note's payments to an investor and keep the rest.

Example note: $2,000/month principal & interest · 30-year term · split 50/50

An investor buys 50%

$1,000/moand pays you a lump sum today for that share

You keep 50%

$1,000/mofor the life of the note, $360,000 over 30 years

The buyers are already out there

Plenty of people have solid income and a down payment but don't fit a bank's boxes. Banks say no. You can say yes.

Self-employed

Strong income that doesn't fit the W-2 box.

Contractors

High earnings, but uneven income history.

Gig workers

Freelancers and drivers that conventional lenders turn away.

ITIN borrowers

Paying taxes and building lives, without access to bank loans.

Real estate investors

Too many properties for bank financing.

Life changers

Divorce, a job change, or a past bankruptcy, and now back on their feet.

What we do for you, every step

You focus on your goals. We guide the whole process, from the first numbers to your first check.

1

Run the numbers

Model the payment, rate, and return so you see the full picture before committing to anything.

2

Qualify the property

Check condition and value to confirm it's a good fit for seller financing.

3

Find the right buyer

Work with your current tenant or connect with experienced agents who know this niche.

4

Structure the terms

Price, interest rate, down payment, and term, built around your goals.

5

Stay compliant

A licensed mortgage loan originator (RMLO) vets the buyer and documents the loan under Dodd-Frank rules.

6

Close and start your checks

A transaction coordinator handles the paperwork, and the servicer sends your payment each month.

Questions landlords ask

What if the buyer stops paying?

The servicer follows up right away. If the buyer defaults, you have the same rights a bank has, including foreclosure to take the property back, and you keep the down payment and any payments already made. That's why buyer screening and a meaningful down payment matter.

Can I sell to my current tenant?

Often, yes. A tenant who already pays on time and knows the home can be a strong buyer, if they qualify and can make a down payment.

I still have a mortgage. Can I do this?

It depends on your balance and your lender. Most loans must be paid off when the property sells. The analysis looks at whether the down payment and structure can cover that.

Are there tax benefits?

Seller financing can qualify as an installment sale, which may spread out capital gains taxes. Talk to your CPA or tax professional about your situation.

Does NoteNest buy my property or my note?
